I think we should stress that existing neighborhoods remain unchanged and not be overrun with rental properties or high density development. There are many other places for high density development. And we already have the highest percentage of apartments in Central Texas at approximately 70% of total residences. We don’t need for existing neighborhoods to absorb the growth of San Marcos. Make the focus on healthy neighborhoods with clean water and at least some green space for all. Find realistic ways to do this, such as, reusing and remodeling existing multi-family and commercial buildings. Hold developers accountable to commitments to percentages of affordable housing. Go with the “whole” neighborhood approach so that there are decent grocery and local food options within walking or short public transportation distance. Increase incentives for local businesses and less chain stores so that there is more personal investment in our community.
